Au Cameroun, accéder à la propriété d'un immeuble bâti est une démarche longue et complexe, techniquement et juridiquement. D'où l'intérêt d'avoir recours à un spécialiste, le promoteur immobilier, pour surmonter les chicanes d'une opération immobilière et du crédit. Le présent Traité analyse les obstacles juridiques qui précèdent l'acquisition d'un immeuble bâti par les soins du promoteur. D'abord, l'accès à cette profession est réglementé. Ensuite, toutes les terres ne sont pas aptes à recevoir un ouvrage immobilier privé. Enfin, les normes d'urbanisme et de la construction sont très strictes. Le promoteur doit donc faire édifier des programmes en tous points conformes à la réglementation pour éviter les démolitions ordonnées par les pouvoirs publics ou l'effondrement. C'est à ce prix que les organismes financiers accordent des crédits immobiliers.
