For the household that has owned a home for thirty years, the equity in that home is the largest financial asset on the family balance sheet — typically several multiples larger than any retirement account, brokerage account, or business interest. For the household that has rented for thirty years, the dollars that flowed to rent are dollars that built someone else's balance sheet. The single most important determinant of which household occupies which position is access to mortgage credit at the right point in life. That access has narrowed dramatically over the past two decades. Now? They rent. Their rent funds someone else's balance sheet. They never build the asset. The Demographics of Exclusion The credit-excluded population is not a homogeneous group. It includes the structurally underbanked (24% of U.S. adults per FDIC data), the gig-economy worker whose income is reliable but whose income documentation fails Form 1003 standards, the small-business owner whose tax returns understate operational income for legitimate accounting reasons, the recent immigrant whose credit history is short despite long employment history, the 2008-foreclosure household whose credit was destroyed for reasons exogenous to their underlying creditworthiness, the recent divorcee whose individual credit file is thin despite joint financial stability for two decades, the recent college graduate whose student loan burden inflates DTI calculations despite low actual housing cost burden, the credit-averse household that has historically chosen to pay cash and consequently has no credit history at all. These are not statistical edge cases. Together they constitute a population of approximately 80–100 million adults in the United States. They have employment. They have income. They have reliability. They cannot get mortgages. They rent indefinitely.
